Roofing Estimate Checklist for Seattle-Area Homes

Compare roofing estimates with confidence.

Two roofing estimates can show different totals because they describe different work. Use this checklist to organize your questions and compare written proposals for your Seattle-area home.

Start with the same roof and the same scope

Make a side-by-side list: included, excluded, or needs clarification. A short proposal is not automatically a bad proposal, but an unclear line should become a question before you approve the work. These are starting points for discussion—not a specification for every roof.

  • Roof areas: the main home, garage, additions, and any areas intentionally excluded.
  • Removal: existing layers, disposal, and whether any material is proposed to remain.
  • Decking: what is assumed sound and how any necessary replacement is priced.
  • Protection: named underlayment, leak barriers, flashing, edges, and penetration details.
  • Ventilation: the proposed intake and exhaust work, not simply the number of vents.
  • Finish: exact shingle or metal product, color, and included accessories.

Ask what explains a different total

Roof size, material choice, pitch, complexity, labor, and applicable fees can affect the price. Compare those assumptions before choosing the lowest number. A website cannot establish the final price for an unseen roof, so this guide does not publish an average as a promise for your home.

Clarify hidden-condition and change-order questions

Ask how the team will explain a condition discovered after removal. Decide what information you need before approving additional work, who can authorize a change, and how the revised scope and cost will be documented. Keep a copy of the approved change with the original proposal.

  • What is the pricing basis for decking or other concealed repairs?
  • How will you be contacted if a decision is needed during the work?
  • How could a change affect the sequence or completion date?

Check the contractor and the written agreement

Coverage depends on the actual products, installation, eligibility, and written documents; a brand logo does not establish your warranty.
